   Welcome to NTAHP (Housing Providers), the trade association of independent real estate investors and landlords in North Texas. Our mission is to promote and support the success of our members, and maintain the high professional standards of our industry, through leadership, networking, information and education.
    Independent investors and landlords serve a vital role in the community. They rejuvenate blighted neighborhoods, add to the tax base, and provide employment for a wide range of workers, contractors and suppliers. But most importantly, they provide the affordable housing which enables so many working Americans to live with dignity, comfort and security. So, for this important segment of our society, as well as others, they are the essential Housing Providers.

    You've heard it all. And you know it's only going to get worse. But there is a silver lining. It's the opportunity for real estate investors to turn the "Crisis" into gold - by tapping into the rapidly expanding market of seller financing.
 
    Seller financing is filling the void created by the mortgage freeze. Unable to find buyers who can qualify under the current conditions, sellers are increasingly turning to carrying the loans themselves.
 
Creating Good Notes - that perform - and that resell.
    Seller financing provides the opportunity to sell your properties today - to quality buyers - at full retail - and more quickly -- for a substantial and steady income stream. But, to avoid the same pitfalls that brought down many lending institutions, the investor must have a methodical approach to evaluate the buyer and construct the loan. With due diligence, good judgment, and some common sense, you can become very successful with seller financing. And the timing couldn't be better.

Selling, Buying and Brokering.
    Two years ago, seller financing accounted for only about 1 in every 400 real estate transactions. Today, it accounts for 1 in every 50 transactions. And some experts predict that it will soon be one in every ten. This trend is creating a huge and growing inventory of seller-financed notes which are ripe for investor picking.
 
    Whether you create notes for your own properties, invest in existing notes, or broker notes to others, you can become a "note pro" and pocket big profits from all types of note transactions. Dealing in notes also offers flexibility and convenience. Set your own pace; work from home; earn commissions without spending any of your own money! 
 
Cashing in on Delinquent Loans and REO's.

  " Take control to maximize your credit rating and FICO score - and those of your buyers. "
 
    The basic problem is:  there is no "Investor" check box for FICO scoring. At the end of the day, each investor is just another consumer - with too many homes. And the more properties they acquire, the more their score is driven down - NO MATTER if all accounts are paid as agreed.  Because of this, investors can't afford to lose points anywhere else. Points can't be lost in "positive" accounts, such as high balance credit cards. BUT, there are two credit cards out there that are highly recommended for all investors. They provide a place to park revolving debt and NOT take the hit to FICO scores for a "high balance card". So great!! CSG found these cards and few others even know they exist, or how they operate, much less, the reasons why they don't damage credit scores.
    Credit Security Group (CSG) leads the Re-Scoring World in FICO knowledge. Founder Eddie Johansson is a FICO scoring expert. He is known in credit circles as the "FICO Whisperer", also called a "FICO Freak" (which he takes as a compliment). He has counseled many investors on how to manage their FICO scores as they add mortgages. His presentation teaches investors such things as how the FICO score affects them, the best revolving accounts to use to safely park their debt, and how to successfully manage their credit. Investors will be able to immediately apply this information themselves, to enhance their lives and credit status. This is a 100% educational presentation; there is no selling. This is a public service provided by Credit Security Group. The information which they teach in this presentation for investors cannot be 'Googled' and is virtually priceless.
    Credit Security Group has now invested more than 9,000 hours in programming custom FICO tracking software.  Having tracked more than 100,000 tradelines, and analyzing more than 4,000 before-and-after scores, many lessons and secrets have been learned - mainly the realization of how much difference it can make if you 'know how to play'. The services which they provide increase client's scores through rapid re-scoring to close loans.
    Eddie will teach you the crucial understanding of how FICO scoring is an attempt to measure perceived risk NOT negative credit records. This is a must attend strategy and protection seminar for all investors.

Dr. Ravi Batra, Professor of Economics at Southern Methodist University, Dallas, is the author of five international best sellers.
