" How to Raise Private Money
Without Private Lenders -
The NEW RULES for Raising Private
Money in Texas "
presented by

Matt Scott

Nationally recognized as the country's top-expert on raising funds for real estate investing.

 You are invited
General Meeting - Thursday, January 21
featuring
"Credit and the Independent Investor"

presented by
Eddie Johansson
CEO and Founder,
Credit Security Group

Eddie Johansson is recognized as the nation's leading credit expert. He is a 'walking encyclopedia' of knowledge about the credit industry and the credit reporting system. In addition to advising investors and other borrowers, he also advises major banks, other financial institutions and industry groups, regarding credit risk and strategies, and the realities of the credit reporting system.

He is sought after as an expert source on credit by a wide range of business and consumer media. His interviews and reports have been carried by more than a hundred regional, national and international outlets, including UPI, Forbes, Reuters, ABC Radio, Yahoo! Finance, AOL Money & Finance, Entrepreneur Magazine, and the Business Journals of Dallas, Houston, Boston, Washington, Phoenix, Denver, Los Angeles and Atlanta.

Mr. Johansson's presentation will provide vital insights on:
  • Strategies which investors can apply themselves, immediately, to enhance their lives and their credit status.
  • How to maximize the borrowing power of both investors and their prospective buyers.
  • Timely information on both the current credit environment, and potential future developments, including the new FICO 08 scoring model.
  • The important credit steps that all investors should (must) take.
According to Johansson, the basic problem is that there is no "Investor" check box in credit scoring. At the end of the day, an investor is just another consumer - but one with too many homes. And the more properties which an investor acquires, the more his/her credit score is driven down - regardless of whether all accounts are paid as agreed.  Because of this inherent factor, investors can't afford to lose points anywhere else. Mr. Johansson will reveal the little-known techniques for how and where to "park" your debt in order to not take a hit to your credit score for "high balance accounts".

The information which Mr. Johansson will teach in this presentation for investors cannot be 'Googled', and is virtually priceless. This presentation will be 100% educational (no 'sales pitch'), and is provided as a public service by Mr. Johansson and his firm, Credit Security Group.

Credit Security Group has invested more than 9,000 man-hours in programming their customized credit-score tracking software.  After tracking more than 100,000 tradelines, and analyzing more than 4,000 before-and-after scores, many lessons and secrets have been learned - mainly the realization of how much difference it can make to 'know how to play'.

Following his presentation, Mr. Johansson will conduct a question and answer session to help with your specific interests and concerns. Don't miss this invaluable learning event.

General Meeting  -  Thursday, October 22
The #1 Hottest Topic Among Investors Today.

WHERE IS THE MONEY ?

"It takes money to make money."  Yes...but, as investors, we know that doesn't mean that it has to be (or even should be) our money.  We call it the power of "OPM", and it makes our world go around. But if you believe today's headlines, you probably think that there just ain't much of it out there right now. So, if you aren't one of the fortunate few with deep pockets of cash, how do you continue to invest - to buy and sell real estate?

Trying to buy with owner financing can often be trumped by another buyer who's waving a cash offer. When that happens, you can miss out on those historic opportunities-of-a-lifetime that are passing in front of you. On the other hand, when you're selling, a cash deal (mortgage financing) can make your life a lot simpler and keep you in the action to get your share of that flow of great opportunities that are happening now.
So, if cash is the key, we're back to that question -

                        WHERE IS THE MONEY ?

The good news is, we've assembled a special panel of very knowledgeable advisors who have the answer(s) for you. But this isn't any ole panel.

This is not a group of sideline observers, making speculations and assumptions, and quoting from the headlines. The experts on this panel are out there in the thick of it, on the front line in today's market - as the lenders of various stripes (hard money, bank money, conventional mortgages, etc.) who are actually lending money and making deals - today.

They will tell you, first-hand, the true realities - what's happening, what kind of deals are actually being made - and funded - and how it's being done - and by whom. They will give you the crucial perspective needed for your success - it's an understanding from the point of view of the folks who have the money you need, and can get it to you, so you can make those great
deals - now, while the market is still the best you will probably ever see in your lifetime. Plus, they will be setting aside plenty of time to answer your tough questions -
so bring'em on!

That's why you don't want to miss our very special -

Profiting from the "Crisis":
Now is the Time - This is the Opportunity

presented by

Eddie Speed

"Subprime Crisis"... "Mortgage Meltdown"...

You've heard it all. And you know it's only going to get worse. But there is a silver lining. It's the opportunity for real estate investors to turn the "Crisis" into gold - by tapping into the rapidly expanding market of seller financing.

Seller financing is filling the void created by the mortgage freeze. Unable to find buyers who can qualify under the current conditions, sellers are increasingly turning to carrying the loans themselves.

O  Creating Good Notes - that perform - and that will resell.

O  Selling, Buying and Brokering Good Notes.

O  Cashing in on Delinquent Loans and REO's.

~  Tap into the mortgage meltdown's silver lining... and turn it into gold.
~  As more and more sellers turn to carrying the loans for their buyers...those notes become available for
sale... and for you to capture big profits!
~  Real estate investors have a big advantage - because it requires little additional knowledge for you to
                 deal in notes.
~  By creating real estate notes, investing in them, or simply brokering, investors can make substantial
                 money with minimal expense.

(and arguably the most knowledgeable individual in
the state on Texas real estate legislation)

   Real estate
investing in Texas is standing on the brink of a legislative slippery slope - into serious restriction, if not virtual elimination, of our profession. The threat is serious for both established investors and newcomers alike. It started with the passage of new repressive laws in the last Session which now need revision. And  now additional new misguided attacts are pending for action in the current Session of the Legislature. Until now, even though we could read some of the bills, we didn't know the context or the author's goals. But now that the bill filing deadline has past and the bill analyses have been written, we can begin to really get our arms around the propositions, their potential scope and impact. So where do they stand? What can we expect? What can we do? Come find out...and tell us what you think.

" How to Buy Real Estate Now
with Government Money. "
presented by
Jillian Coleman Wheeler
leading grants expert for more than 30 years, and
author of The New American Land Rush.

Isn't this too good to be true?
Absolutely not.  Federal and State governments have now released billions of dollars in real estate grants. There are thousands of real estate programs funded, directly or indirectly, by the government.  But most investors don't even know they exist. Or, if they've heard about them, they don't know how they work, where to go for information, or what to do to get in on them.
  • If you're new to real estate investing, there are government grants that can help you buy all types of developed and undeveloped real estate.
  • If you're an established investor looking for more capital, Uncle Sam is ready to help.
  • If you want to repair properties, or help a first-time buyer get into their first house, there's a whole buffet table chock full of programs.
  • If you have ideas for creating more good housing opportunities in your community, the government is ready to help you accomplish your goals.
  • And much more.

Special December Program

" Year-End Financial Clinic "
included two segments -
#1 " Take control to maximize your credit rating and FICO score - and those of your buyers. "
#2 " Let our panel of R/E financial experts help you protect your assets and minimize your taxes with year-end strategies. "
Bring your questions.
(details below)

Segment #1: 7:00-8:00 pm
" Take control to maximize your credit rating and FICO score - and those of your buyers. "

The basic problem is:  there is no "Investor" check box for FICO scoring. At the end of the day, each investor is just another consumer - with too many homes. And the more properties they acquire, the more their score is driven down - NO MATTER if all accounts are paid as agreed.  Because of this, investors can't afford to lose points anywhere else. Points can't be lost in "positive" accounts, such as high balance credit cards. BUT, there are two credit cards out there that are highly recommended for all investors. They provide a place to park revolving debt and NOT take the hit to FICO scores for a "high balance card". So great!! CSG found these cards and few others even know they exist, or how they operate, much less, the reasons why they don't damage credit scores.
Credit Security Group (CSG) leads the Re-Scoring World in FICO knowledge. Founder Eddie Johansson is a FICO scoring expert. He is known in credit circles as the "FICO Whisperer", also called a "FICO Freak" (which he takes as a compliment). He has counseled many investors on how to manage their FICO scores as they add mortgages. His presentation teaches investors such things as how the FICO score affects them, the best revolving accounts to use to safely park their debt, and how to successfully manage their credit. Investors will be able to immediately apply this information themselves, to enhance their lives and credit status. This is a 100% educational presentation; there is no selling. This is a public service provided by Credit Security Group. The information which they teach in this presentation for investors cannot be 'Googled' and is virtually priceless.
Credit Security Group has now invested more than 9,000 hours in programming custom FICO tracking software.  Having tracked more than 100,000 tradelines, and analyzing more than 4,000 before-and-after scores, many lessons and secrets have been learned - mainly the realization of how much difference it can make if you 'know how to play'. The services which they provide increase client's scores through rapid re-scoring to close loans.
Eddie will teach you the crucial understanding of how FICO scoring is an attempt to measure perceived risk NOT negative credit records. This is a must attend strategy and protection seminar for all investors.

Segment #2:  8:00-9:00 pm
" Let our panel of R/E financial experts help you protect your assets and minimize your taxes with year-end strategies. "
Bring your questions.

Our select panel of two local real estate CPA's and a real estate attorney have serviced their clientele of local investors and landlords for many years. They know and understand your special needs and problems. They also know and understand the laws and regulations, and key strategies, related to real estate and investing. They will share with you their primary recommendations, reminders and cautions for you in organizing your year-end business affairs.
Then they will field your questions about specific methods, strategies and problems. This is an invaluable chance to discover opportunities, solve those perplexing questions, and generally make sure that you've dotted all the "i's" and crossed all the "t's". This is a very generous favor by these local experts to our investor community, and we're very grateful for their help. We hope you won't miss out on the benefit of this very special session.
