    Make no mistake, it still takes work. But even in this 'challenged' market, wholesaling is very much alive and well.

Mark Fedderson became a full time real estate investor in 2001. He started by rehabbing the properties he bought. He built up his own full time rehab crew. He always bought houses from private sellers - who called him. He didn't want to compete with 100s of other investors on MLS deals. He has since wholesaled more than 100 homes, and has grown to become a Hard Money Lender. He has a passion to share what he has learned with others. He spent thousands of dollars on "guru" seminars himself, only to realize much of what they taught him had 'many holes in it' or just muddied up the waters. His mission now is to  present truly useful and valid information - the real picture and actual proven techniques.

And, secondly, only 50% of adult tax filers at this time are funding the government's obligations through personal income taxation.  We are most likely returning to historically high levels of taxation in the very near future.
