Networking, Education and Motivation.

THIS THURSDAY - JULY 9

You're invited for a fun session of
Interest-Group Networking

( networking that focuses on your areas of special interest )

You'll connect with like-minded investors, landlords, vendors and

professionals who share your areas of interest, such as -

Foreclosures * Short-Sales * Subject-to Rehabbing * Buy-n-Hold * Hard Money  Wholesaling * Flipping Retail * Insurance
Structure & Entities * Owner Financing

Networking is the main thing that we're all about.
It's the #1 benefit of having an investor club - the #1 reason that we come together -  so that we can connect with other investors and  landlords, and with the vendors and professionals we need for our success team.

This will be organized networking, in small-group
round tables.

Each table will focus on a different topic - an 'area of interest'. We'll have multiple sessions during the evening, so that you can participate at more than one table. You'll have a chance to explain what you're doing, and what you need, and what questions you have. You'll get some answers, learn some ideas, and make at least 15 new connections in the process.

It will be a fun, informal 90 minutes of
AAAA Quality Networking

- focused on the topics that fit your special needs. It doesn't get any better than this. You can't get this much, this good anywhere else. Bring your questions andideas, a good note pad, and lots of business cards, and come prepared for fun.

Profiting from the "Crisis" :

Now
is the Time - This is the Opportunity

"Subprime Crisis"... "Mortgage Meltdown"...

You've heard it all. And you know it's only going to get worse. But there is a silver lining. It's the opportunity for real estate investors to turn the "Crisis" into gold - by tapping into the rapidly expanding market of seller financing.

Seller financing is filling the void created by the mortgage freeze. Unable to find buyers who can qualify under the current conditions, sellers are increasingly turning to carrying the loans themselves.

Creating Good Notes - that perform - and that resell.
Seller financing provides the opportunity to sell your properties today - to quality buyers - at full retail - and more quickly -- for a substantial and steady income stream. But, to avoid the same pitfalls that brought down many lending institutions, the investor must have a methodical approach to evaluate the buyer and construct the loan. With due diligence, good judgment, and some common sense, you can become very successful with seller financing. And the timing couldn't be better.

Selling, Buying and Brokering.
Two years ago, seller financing accounted for only about 1 in every 400 real estate transactions. Today, it accounts for 1 in every 50 transactions. And some experts predict that it will soon be one in every ten. This trend is creating a huge and growing inventory of seller-financed notes which are ripe for investor picking.

Whether you create notes for your own properties, invest in existing notes, or broker notes to others, you can become a "note pro" and pocket big profits from all types of note transactions. Dealing in notes also offers flexibility and convenience. Set your own pace; work from home; earn commissions without spending any of your own money!

Cashing in on Delinquent Loans and REO's.
Working in the notes arena can also open other very profitable opportunities - including participation in the workouts of the banks' non-performing notes and REO properties.

For all these aspects of notes transactions, our Featured Speaker, Eddie Speed, is one of the (if not the) best experts in the country to inform you on the true realities of the business. Eddie's lively and innovative presentation will reveal how, as a savvy investor, you can actually thrive from the growing "mortgage implosion". He will cover how the note business works, and how you, as a real estate investor, can capitalize on the phenomenal growth in seller financing. You can choose to shift gears into a new career in the note market - or just supplement your current business - with the lucrative opportunities waiting for you in the seller financing arena.

>  Tap into the mortgage meltdown's silver lining... and turn it into gold.
>  As more and more sellers turn to carrying the loans for their buyers...those notes become available for sale... and for you to capture big profits!
>  Real estate investors have a big advantage - because it requires little additional knowledge for you to deal in notes.
>  By creating real estate notes, investing in them, or simply brokering, investors can make substantial money with minimal expense.

Eddie SpeedEddie Speed is the president of Colonial Funding Group, LLC, the founder of NoteSchool™, and  the  author of Streetwise Seller Financing.  He is a nationally recognized expert in the note industry both in seller-financing and buying non-performing bank loans.  Having purchased more than 30,000 notes totaling more than a half a billion dollars in the past 25 years - an industry record, he has seen virtually every scenario imaginable. As the recipient of the 2006 Industry Achievement Award, Eddie is in great demand as an acclaimed speaker, mentor, and instructor. His expert training has propelled some of the industry's most successful brokers to phenomenal levels of career achievements.

Real estate investing in Texas is standing on the brink of a legislative slippery slope - into serious restriction, if not virtual elimination, of our profession. The threat is serious for both established investors and newcomers alike. It started with the passage of new repressive laws in the last Session which now need revision. And  now additional new misguided attacts are pending for action in the current Session of the Legislature. Until now, even though we could read some of the bills, we didn't know the context or the author's goals. But now that the bill filing deadline has past and the bill analyses have been written, we can begin to really get our arms around the propositions, their potential scope and impact. So where do they stand? What can we expect? What can we do? Come find out...and tell us what you think.

GRANTS and Forgivable Loans:
How to Buy Real Estate Now
with Government Money.
presented by
Jillian Coleman Wheeler
a leading grants expert for more than 30 years, and
author of The New American Land Rush.

Isn't this too good to be true?
Absolutely not.  Federal and State governments have now released billions of dollars in real estate grants. There are thousands of real estate programs funded, directly or indirectly, by the government.  But most investors don't even know they exist. Or, if they've heard about them, they don't know how they work, where to go for information, or what to do to get in on them.
  • If you're new to real estate investing, there are government grants that can help you buy all types of developed and undeveloped real estate.
  • If you're an established investor looking for more capital, Uncle Sam is ready to help.
  • If you want to repair properties, or help a first-time buyer get into their first house, there's a whole buffet table chock full of programs.
  • If you have ideas for creating more good housing opportunities in your community, the government is ready to help you accomplish your goals.
  • And much more.
