Welcome to NTAHP (Housing Providers), the trade association of independent real estate investors and landlords in North Texas. Our mission is to promote and support the success of our members, and maintain the high professional standards of our industry, through leadership, networking,
information and education.
Independent investors and landlords serve a vital role in the community. They rejuvenate blighted neighborhoods, add to the tax base, and provide employment for a wide range of workers, contractors and suppliers. But most importantly, they provide the affordable housing which enables so many working Americans to live with dignity, comfort and
security. So, for this important segment of our society, as well as others, they are the essential Housing Providers.

Profiting from the "Crisis" :
Now is the Time - This is the Opportunity
"Subprime Crisis"... "Mortgage Meltdown"...
You've heard it all. And you know it's only going to get worse. But there is a silver lining. It's the opportunity for real estate investors to turn the "Crisis" into gold - by tapping into the rapidly expanding market of seller financing.
Seller financing is filling the void created by the mortgage freeze. Unable to find buyers who can qualify under the current conditions, sellers are increasingly turning to carrying the loans themselves.
Creating Good Notes - that perform - and that resell.
Seller financing provides the opportunity to sell your properties today - to quality buyers - at full retail - and more quickly -- for a substantial and steady income stream. But, to avoid the same pitfalls that brought down many lending institutions, the investor must have a methodical approach to evaluate the buyer and construct the loan. With due diligence, good judgment, and some common sense, you can become very successful with seller financing. And the timing couldn't be better.
Selling, Buying and Brokering.
Two years ago, seller financing accounted for only about 1 in every 400 real estate transactions. Today, it accounts for 1 in every 50 transactions. And some experts predict that it will soon be one in every ten. This trend is creating a huge and growing inventory of seller-financed notes which are ripe for investor picking.
Whether you create notes for your own properties, invest in existing notes, or broker notes to others, you can become a "note pro" and pocket big profits from all types of note transactions. Dealing in notes also offers flexibility and convenience. Set your own pace; work from home; earn commissions without spending any of your own money!
Cashing in on Delinquent Loans and REO's.
Working in the notes arena can also open other very profitable opportunities - including participation in the workouts of the banks' non-performing notes and REO properties.
For all these aspects of notes transactions, our Featured Speaker, Eddie Speed, is one of the (if not the) best experts in the country to inform you on the true realities of the business. Eddie's lively and innovative presentation will reveal how, as a savvy investor, you can actually thrive from the growing "mortgage implosion". He will cover how the note business works, and how you, as a real estate investor, can capitalize on the phenomenal growth in seller financing. You can choose to shift gears into a new career in the note market - or just supplement your current business - with the lucrative opportunities waiting for you in the seller financing arena.
> Tap into the mortgage meltdown's silver lining... and turn it into gold.
> As more and more sellers turn to carrying the loans for their buyers...those notes become available for sale... and for you to capture big profits!
> Real estate investors have a big advantage - because it requires little additional knowledge for you to deal in notes.
> By creating real estate notes, investing in them, or simply brokering, investors can make substantial money with minimal expense.
Eddie Speed is the president of Colonial Funding Group, LLC, the founder of NoteSchool™, and the author of Streetwise Seller Financing. He is a nationally recognized expert in the note industry both in seller-financing and buying non-performing bank loans. Having purchased more than 30,000 notes totaling more than a half a billion dollars in the past 25 years - an industry record, he has seen virtually every scenario imaginable. As the recipient of the 2006 Industry Achievement Award, Eddie is in great demand as an acclaimed speaker, mentor, and instructor. Investing stands on the brink:
The Showdown in Austin
- An Insider's Report
presented by
Bryan Dunklin,
real estate attorney and faculty in
real estate law at SMU, and
Mark McPherson,
real estate attorney and Chairman of the Legislative
Affairs Committee of the Texas State Bar Association
(and arguably the most knowledgeable individual in
the state on Texas real estate legislation)
Real estate investing in Texas is standing on the brink of a legislative slippery slope - into serious restriction, if not virtual elimination, of our profession. The threat is serious for both established investors and newcomers alike. It started with the passage of new repressive laws in the last Session which now need revision. And now additional new misguided attacts are pending for action in the current Session of the Legislature. Until now, even though we could read some of the bills, we didn't know the context or the author's goals. But now that the bill filing deadline has past and the bill analyses have been written, we can begin to really get our arms around the propositions, their potential scope and impact. So where do they stand? What can we expect? What can we do? Come find out...and tell us what you think.
